I sympathize with your point, but most COL indices for Cambridge would
usually be based on the Boston metro area I think, and there just
ain't anything cheap in that region.  Cambridge and Newton themselves
are now insanely pricey to *buy into*, but nothing is cheap at all. 
The key here is that academic types still live in the immediate area,
but they invariably bought in a decade or more ago.  My brother
commutes into Newton from  a town just next to the Rhode Island
border, and his pathetic 700 sq. ft. shack would probably sell for
more than my house.  (Tear-downs in Taunton and Attleboro...who'd a
thunk it?)
